The information on this site is not advice
Every rate, loan-to-value, term, cover ratio and timescale published on this site is an indicative market parameter, not an offer, a quotation or a recommendation. They describe how products generally work across lenders. They do not describe what you specifically will be offered.
Nothing here takes account of your circumstances. Advice means looking at your actual position, and that happens in a conversation, not on a web page.
The guides and articles are written to be accurate at the time of publication. Lending criteria, rates and tax treatment change frequently and we do not undertake to update older material as they do.
Tax, legal and accounting matters
Several pages touch on tax and company structure because you cannot discuss commercial finance without doing so. None of it is tax advice, legal advice or accounting advice, and it should not be relied on as any of those.
Decisions about borrowing structure, entity choice and pension arrangements need your accountant, your solicitor and, where a pension is involved, a regulated financial adviser. We will tell you when you have reached that point rather than answer beyond our competence.
Regulatory status
Most commercial lending — investment property, trading premises, land, and borrowing through a limited company — is not regulated by the Financial Conduct Authority. Regulated bridging, regulated buy-to-let and consumer credit are, and different protections apply. We will tell you which category your case falls into at the first conversation, and where a case needs a regulated adviser we will introduce you to one.
Intellectual property
The content, artwork, layout and code of this site belong to us or our licensors. You may read it, print it and share links to it. You may not republish it as your own, sell it, or use it to train a competing service without permission.
Liability
We take reasonable care to keep this site accurate and available, but we do not guarantee either. We are not liable for loss arising from reliance on general information published here rather than on advice given about your specific case.
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.
We hold professional indemnity insurance. Details of the cover and the insurer are available on request.

Where we link to a lender, a professional body or another third party, we do not control that site and are not responsible for its content or its handling of your data.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
We work across Scotland and Northern Ireland as well, where different law applies to security and conveyancing. That affects how a facility is documented and how long it takes, and we will explain the difference where it applies to your case.
